Rules & Regulations

A Guest of Amelia Island Vacations is staying in accommodations that typically include short-term occupants and full-time residents.  Therefore, all guests agree to abide by the rules and regulations of the condominium complex or owner’s association and those posted by property owners.  Violations of these rules and regulations could result in eviction from the property without refund.

Check-in & Checkout times

Your check-in time is 4pm and your checkout time is 11am. 

Amelia Island Vacations maintains the highest standards of cleanliness and quality, which in rare instances requires that check-in times be extended.  We cannot guarantee a 4pm check-in.

Guest Occupancy

The number of guests permitted to occupy the property is limited to the number indicated in the Rental Agreement.  The purpose of the accommodations is to serve as a dwelling throughout the guest’s stay.  Unaccompanied minor children are not permitted on the property without adult supervision.  Violations of this policy could result in eviction from the property without refund.  Functions, events and/or special use of property require prior written approval from Amelia Island Vacations.  Additional charges, deposit and/or fees may apply.

Payment terms & Cancellation policy

A deposit in the amount of 25% of the total rate, including taxes and fees is required to secure a reservation if more than 30 days to the check-in date.  The full remaining balance is due thirty (30) days prior to arrival date.  The final balance will be charged to the credit card on file thirty days prior to arrival if other payment arrangements have not been made. Electronic payments may be made by credit card, if other payment options are needed, please contact the office.  In cases where the booking is less than 30 days to the arrival date, the full balance is required to secure the reservation.

Travel Protection is offered through Amelia Island Vacations for an additional purchase amount as dictated by the Travel Protection provider: Generali Insurance. This travel protection is 6.95% of the total balance of the reservation. For full policy terms and coverage information, please contact Generali Global Assistance.

No refund will be given for a cancellation less than thirty (30) days prior to arrival.  No refund will be given for late arrivals or early departures. There is a credit processing fee that will be charged if you cancel your booking, regardless of the booking date. For reservations canceled more than thirty (30) days prior to arrival, a refund of all money paid will be issued minus the credit processing fee. 

Damages to Property

Guests should report any damages noted to the property to our offices within 2 hours of arrival.  In the event that damage should occur during a guest stay, guests should notify our offices immediately.  In either case, Amelia Island Vacations will make every reasonable effort to have the damages repaired in a timely manner.  Guests may be held liable for damages not reported within 2 hours of arrival that are beyond normal wear and tear of the property.

Absolutely No Smoking is permitted inside any property represented by Amelia Island Vacations.  A minimum of a $500 charge assessed should there be evidence and/or odor of smoking in the property.

No pets are permitted unless prior written permission from Amelia Island Vacations is provided.  A minimum of a $350 charge will be assessed should there be evidence found of a pet.

Comparable Accommodations

Amelia Island Vacations reserves the right to move any tenant to a comparable property when unforeseen circumstances exist.  Guests are not permitted to assign the rental agreement or sublet the rental property without prior written consent from Amelia Island Vacations.

Linens, Towels and Other Amenities

Amelia Island Vacations will furnish linens, one make-up towel, beach towels and an initial set up of trash liners, paper towels, dishwasher soap, toilet paper, soap and shampoo. A sufficient number and amount will be provided to be suitable for the number of guests and size of the property. Any items required beyond the initial set up or outside of the scope listed above are the responsibility of the guest. Guests are responsible for maintaining the condition of all linens and towels, please use the make-up towel when removing make-up. If make-up is found on other linens, guests may be held liable for the cost of damaged linens. Guests may be held liable for the cost of missing or damaged linens and towels.

Liability and Litigation

Guest expressly agrees to indemnify and hold harmless Amelia Island Vacations and property owners from any accidents, claims, deaths, injuries, losses and/or damages to Guests and/or invitees.  Amelia Island Vacations will not be held responsible for acts of theft, vandalism and/or other damages to the guest’s personal property or items left in the unit.
